Per-site escalations, at cost
| Escalation | What you get | Price |
|---|---|---|
| Title register and title plan | The official copies from HM Land Registry, with a one-paragraph summary of what they show about extent, tenure and the registered proprietor | £7 per document, passed through at cost, plus nothing |
| Site visit and measured check | The surveyor walks the site: access width, levels, boundaries against the register, what the map cannot show | Quoted per site before any work |
| Plot appraisal | A written appraisal of what the site could take and what it might be worth, with the method and the assumptions stated | Quoted per site before any work |
Terms in plain words
- Three months on the first seat of a newly opened territory, because standing a territory up is real work. After that, and for every later seat, monthly.
- No auto-renewal into a longer term. A monthly seat ends when you say so.
- When a territory's seats are taken, it is closed to new seats. Founder seats keep their price for as long as they are held.
- The brief is research, not advice. Every number carries its method; verify before you spend.
Full terms of service are being drafted and will be published before the first seat is taken.
Is it worth it?
A Founder seat is under £4 per researched site page. A sourcing agent charges a percentage of the purchase price or a fixed fee per deal; a land-data tool charges £150–£300 a month per seat for the map and the filter bar, usually on a twelve-month term. This is neither. It is the Monday-morning analyst you would hire if one existed at this price, and one site pursued from a brief pays for years of them.
